It’s always nice when your clients already have lovely furnishings and accessories. There were some strategic changes that needed to take place though to get this home sold fast, as the homeowners were moving out of the area. From the standpoint of needing extra furnishings and accessories, we were able to use exclusively what she already had. This is a great example of what can be done in an occupied home and with the owner and realtor’s help. It only took a few hours in this large home to get the project done and this budget project yielded a fast sale.

The challenge was to take a home that had too many furnishings and accessories and use only the best items the seller had. Sometimes a little bit of sweat equity and updating can really transform a home and this mobile home was no exception. We remodeled the kitchen with new countertops, a new subway tile backsplash, stainless appliances and lighting throughout. New paint was added in a lovely white color to give it a more updated eclectic look and feel. New window treatments and a fireplace refresh completed the look. This was one of the nicest mobile homes I have seen when we were finished.

My client desperately needed to sell her home fast! When she called me, they had already moved her furnishings, art and accessories to a storage unit. When I arrived and looked around, I encouraged her that the most beneficial and cost effective way to stage her home was to bring some of the furniture BACK to the house so I could stage it without her having to rent furniture. It definitely helped it to sell in a challenging market. It goes to show that you don’t have to have a lot of furniture to give buyers the point of reference they need to envision themselves in the home!

This was a realtor’s personal home and they were ready to sell. With his investment of only a couple of hours, we were able to focus on the eat-in area and living area to make the home look more pulled together. The decor needed to be thinned out, some of the home decluttered and the style of the eat-in kitchen updated while keeping the overall design and feel of the rest of the home. Even a small amount of staging can make a big difference in the way a home shows!
